Piling vs traditional foundations: cost comparison for 2026

The comparison only exists on bad ground, on good ground nobody piles. The real question is at what depth a trench stops being the cheap option, and the answer arrives sooner than most people budget for.

The two approaches

Traditional strip or trench fill
Excavate to stable ground, fill with concrete, build off the top. Simple, no specialist plant, every groundworker can do it, and on ground that is stable at normal depth it is the cheapest foundation there is.
Piled foundation with ground beams
Piles carry the load down to competent stratum; reinforced ground beams span pile to pile and carry the walls. Needs a rig, a design and mobilisation money: £250–£450 per metre of depth per pile plus £1,500–£3,000 mobilisation (typical 2026 quotes).

Where the crossover sits

As a trench goes deeper it stops being cheap: concrete volume grows with every course, spoil multiplies, the sides need shoring, and work below about 1.2 m brings real safety overheads. The rule of thumb many engineers and groundworkers use is that once stable ground sits much beyond roughly 2.5 m down, piles start to win on cost as well as practicality, treat that depth as a working indication to verify against quotes for your site, not a law of nature. Comparing honestly

  • Compare whole packages, not rates. The piling side must include mobilisation, the piles, and the ground beams; the trench side must include the extra concrete, spoil away, shoring and pumping that depth actually costs. A £5,000–£15,000 piling package (typical 2026 quotes for a domestic extension) can beat a 3 m trench once those extras are honest.
  • Deep trenches carry risk money. Collapsing sides, water, and finding the ground worse than hoped all land mid-dig, exactly when you can't rebid. Piled designs settle that risk at design stage; ask for the extra-over rate per metre in case piles drive deeper than designed.
  • Programme counts: a mini piling crew is typically on a domestic site for days; a deep trench dig with shoring, pour and cure can run longer, with the hole open in your garden throughout.
  • The engineer's design is the referee. Building control approves a foundation for the ground report, not for your budget; if the report says deep, price both routes on that report and let the numbers decide.
